RO Land completes sale of Old Stratford affordable housing site

RO Land has completed the sale of its residential development site in Old Stratford, West Northamptonshire, to Stonewater Housing Association. Stonewater is one of the largest social housing providers in the UK, owning and managing around 40,000 homes for more than 93,000 customers across the country.

RO Land secured planning permission for the delivery of 32 affordable homes, comprising 16 shared ownership and 16 affordable rent properties. Located on the edge of the village of Old Stratford, the site benefits from excellent transport links to Milton Keynes city centre. Construction is expected to begin in 2026.
Supported by David Lock Associates on planning and DT Architects on design, RO Land promoted the scheme through the Entry Level Exception Site route. The proposal includes a Biodiversity Net Gain of 72% and the gifting of around 2 acres to the Milton Keynes Parks Trust for long-term management as a biodiversity enhancement area, improving access to nature and preserving Old Stratford’s semi-rural setting.
The sale exemplifies RO Land’s approach to investing in residential and commercial land in southern and eastern England, unlocking land value through sustainable planning, whilst delivering positive social and environmental outcomes.
